Putting the Spark Back Into Real Estate
We identified a well-located city center property set in a bigger historical development with preserved colonial monuments and former industrial buildings. The 2,300 sqm property was built in the 1920s and was designed by Hungarian-Slovak architect legend Laszlo Hudec. The building has the original Spanish façade and the interior is graced with teak flooring, a grand patterned stone fireplace, solid twisted stone columns and a spiral staircase with cast iron railings. It also has a rich history as an international gathering place for artists, intellectuals and diplomats.
After our locational and financial analysis, we projected that this project will be able generate in excess of 18% IRR investment returns. Through our networks and government relationships, we managed to acquire the building on a long lease. We positioned and branded the building as an experiential place with a mix of commercial and cultural activities, experiential F&B and creative businesses combined with alluring public spaces. We undertook the design and refurbishment works, and did the leasing to ensure the tenants were aligned with our concept and positioning. We had an immersive event space with a multifaceted view on art and culture, which was operated by ourselves; unique F&B offerings that encompasses specialty mixology, experiential dining, all-day café and healthy eating. Our positioning and returns were attractive and we exited by selling the lease.
